*Base: $500
This plan includes everything from Plan B and Plan C. You also get an Appraisal report where you are our client. In normal lending situations, the appraiser that comes to your house for the bank is not allowed to talk to you about value because even though you paid for the appraisal, you are not the intended user. With the Premium Plan, you are our client. Any questions you have in our report you can ask us about. How is my neighborhood doing? Are values increasing? Why did you adjust for $XX much?
*Complex Properties
Base + additional $50-$150
Some homes are easier to appraise than others; this is just the nature of the business, mostly due to a lack of data.
This will most likely not apply to you if you are surrounded by other similarly constructed homes in an active market.
Don’t overthink this. If we need to continue as a complex property, we will fully explain why.
*Base: $250
For plan B, you get everything Included in plan C. We will research your market area and provide you the amount as of a certain effective date that people are paying above your current improvements for the said upgrade you want to put in.
In addition, you will receive what type of upgrades you need to include.
Example: You need to replace, not paint, existing cabinets. You need an upgraded tile, not a standard choice. Etc.
Plan B is great for when you want to optimize your money spent on upgrades.
*Base: $150
For plan C, we will research your market area and provide you the amount as of a certain effective date that people are paying above your current improvements for said upgrade you want to put in.
Example: I want to update my kitchen; how much is the market willing to pay so I can set my budget? I want to put in a pool; how much will this increase my value? How much more is the market paying for AC over Evap? Etc.
Plan C is great for when you just want a number to limit how much you should spend.
